Philip Grace is the Chief Development Officer at Bob W, where he leads real estate growth and strategic expansion across Europe. With over 25 years of experience as a C-level real estate executive and entrepreneur, Philip has built a reputation for scaling businesses, unlocking value, and delivering transformative property strategies that create long-term returns for investors and stakeholders.
Before joining Bob W, Philip founded and funded i2 Office (now Landmark Space)—one of the UK’s leading providers of flexible and coworking offices. Under his leadership, the company scaled to 35 Grade A buildings, including 22 in London, reached £75 million in revenue within five years, and was successfully sold to a fifth-generation facilities management group.
Philip went on to serve as SVP at Quarters Co-Living, where he led global expansion efforts, signing over 4,500 rooms across North America, Europe, and Asia. He pioneered innovative co-living solutions in major urban markets and played a pivotal role in reshaping how cities approach shared living.
As a Senior Advisor at Node-Living, Philip helped expand its international co-living and micro-living footprint by building a robust pipeline of development projects. He also founded Oakhill Property, a UK-based property management firm, and Lowry Commercial, a residential and commercial development company.
Philip’s areas of expertise include strategic development, M&A, private equity fundraising, and portfolio optimisation. He holds professional qualifications from both the Royal Institution of Chartered Surveyors (RICS) and the Chartered Institute of Building (CIOB).
